Like many in the built environment, I was fortunate to attend ShedMasters recently, the European conference that specialises in the logistics and industrial sector, with our client Verdion, who we work closely with on the successful iPort logistics hub just outside Doncaster.  

A thriving conference that brought to the fore some of the challenges and opportunities within the sector,  I was particularly impressed with Kevin Mofid, Savills’ Head of EMEA I&L Research, whose keynote presentation, as well as a later panel discussion around ‘The State of the Nation’, both of which outlined some of the key trends we have seen at RLB. 

The rise of ecommerce and tech advancements

The initial discussion involved the continued rise of e-commerce and the increase in demand for warehouse space, highlighting how technological advancements are playing a crucial role in enhancing supply chain efficiency.  

This is something we have witnessed at RLB, with iPort a testament to this trend. As the UK’s most advanced intermodal logistics hub, iPort provides state-of-the-art infrastructure that meets the growing demand for efficient warehouse space. The integration of cutting-edge technology in the iPort Rail facility, which connects to major rail networks, demonstrates how technological advancements can enhance supply chain efficiency. .

Increasing demand for green logistics solutions

Kevin also discussed the opportunities in urban and sustainable logistics, noting the growth in urban logistics and the increasing demand for green logistics solutions. Again, this is something recognised in the iPort development with its strategic location near Doncaster offering unparalleled connectivity. iPort also prioritises sustainability, including allowing the construction of new walking and cycle paths, highlighting its commitment to green logistics and sustainable practices. 

Risk management and sustainability  

The panel discussion also focused on risk management and sustainability, emphasising the importance of identifying and mitigating risks and highlighting a commitment to sustainable practices. 

Our approach to risk management at iPort involved extensive modelling to create resilient systems capable of withstanding significant weather events. The project’s commitment to sustainability is evident in its environmental performance, sustainable transport solutions, and the creation of a nature reserve, all of which reduce the project’s carbon footprint and promote ecological balance. 

The challenge of supply chain and regulatory change 

Kevin also identified key challenges in the sector, such as supply chain disruptions, regulatory changes, and infrastructure needs. 

With development at iPort development spanning 10+ years, it has contended with the impact of major macro events and their impact on the supply chain. The project’s robust infrastructure includes advanced drainage systems and flood resilience measures, ensuring continuity despite potential supply chain disruptions. The RLB team also assisted with negotiating power and utility supplies, alongside managing complex construction and environmental requirements throughout the lifecycle of the project development. 

Adaptability through flexibility and agility

Adaptability through flexibility and agility including the role of leveraging new technologies for innovation; alongside the value of building strong relationships through collaboration and partnerships, were also identified by the panel. 

This again was something RLB can showcase at iPort, requiring adaptability in managing a range of diverse challenges, from environmental regulations to complex logistics and statutory governance. Solutions such as the high-volume transport by rail and advanced power supply systems being integrated at the outset, highlighted the importance of technology to the future success of the development. The success of iPort is made possible through strong collaboration with stakeholders, including various statutory and local authorities. 

ShedMasters was a great event, full of insights and interesting discussions. So much of what was spoken about resonated the success of iPort.
