    The new Adams County Government Center is aimed to consolidate one of Colorado’s fastest growing counties into one centralized campus that will last 100 years. Phase I, the Administration Building, consists of a 330,000 square feet; 5-story building that will combine employees from 15 departments such as: the Board of County Commissioners, Assessor, Clerk and Recorder, Treasurer, Elections, County Attorney, Planning and Development, Public Works, Veterans Services and the Workforce and Business Center. Environmental sustainability, openness, and security are key factors in engaging the campus with nature and creating a responsive, interactive environment for users and visitors alike.

    In 2007, a clinical core expansion to the north side of the existing inpatient tower was completed, consisting of operating rooms, a cardiovascular area, ICU and NICU beds, and common areas. Also included was interior fit-out of floors 7-12 of the shelled space of the inpatient tower for medical/surgical, rehabilitation, pulmonary, bone marrow transplant, oncology and cardiac beds.

    Rider Levett Bucknall reviewed individual bid packages, negotiated contracts with the contractor and provided schedule review reports to the hospital, providing administrators with an independent assessment of construction durations and completion dates.

    In 2009, Arizona State University opened the doors and the courts of a new 49,000 square foot training facility for the men’s and women’s basketball teams. Weatherup Center—only the sixth basketball practice facility in the NCAA Pac-10—includes two full-size practice courts, coaches’ offices and film rooms, training area, classrooms, storage and equipment rooms.

    Built on a historical landscaped campus overlooking the U.S. Capitol, the Armed Forces Retirement Home Washington campus has been home to thousands of former enlisted military since its establishment in 1851. To keep pace with changing needs in senior care, the campus is undergoing much-needed renovations and additions, including the construction of a new health care building and commons. At approximately 162,000 square feet, the new facility will support 36 long term care and 24 memory support residents in addition to providing modern administrative, kitchen, wellness, clinic, library and activity spaces.

    Rider Levett Bucknall provided milestone cost estimating services to architect, DiMella Shaffer, throughout design and development of the project’s bridging documents. ”

    Overview

    The National Center for Atmospheric Research (NCAR) and its managing organization, the University Corporation for Atmospheric Research (UCAR) are are collaborating to construct a supercomputing center dedicated to advancing scientists’ understanding of climate, weather and other Earth and atmospheric processes. The 150,000 square foot facility will contain some of the world’s most powerful supercomputers as well as a premier data storage and archival facility.

    Rider Levett Bucknall prepared the initial construction budget and provided milestone estimates throughout design. We also developed the overall project schedule, established dates and durations for the major design and construction activities and material procurement dates.

    Spread over six floors of an iconic high-rise in Boston, are newly renovated offices for financial services company, Bank of America. Occupying over 200,000 square feet, the reconfigured and redesigned office now provides quality, customer-facing office space, state-of-the-art business support facilities and a new conference center. As the top floor of the lower podium of the building, the windowed conference center provides clear views of the surrounding Boston Financial District.

    Rider Levett Bucknall provided cost management services to Gensler throughout the design phase of the project, including evaluation of several design alternatives. The firm prepared independent milestone estimates of the construction cost and reconciled the budget with the project’s Construction Manager.

    With design features reminiscent of the old military aircraft hangars scattered throughout the Cape region, the new 34,500 square foot terminal building at the Barnstable Municipal Airport (HYA) will accommodate ticketing areas, baggage claim and baggage make-up facilities, a gift shop, a restaurant, passenger and baggage screening areas, secure and non-secure holding rooms and offices for airline, airport management and Transportation Security Administration personnel. The terminal is designed to LEED® Silver standards.

    Overview

    A new 100,000 square foot hospital facility is being constructed to serve the 5,000 residents of Barrow, Alaska, the northernmost community in the U.S. At four times the size of the facility it’s replacing, Barrow Hospital will feature primary and specialty care areas, a full pharmacy, laboratory, therapy space, emergency department, dental department and other health spaces.  Because of the unique conditions of the landscape, the building will be constructed on pilings, supporting the building three feet off the ground to prevent heat loss and allow air to pass beneath the building.

    Since an initial Market Analysis Study in 2006, Rider Levett Bucknall have provided cost consulting services throughout the design process and have now been commissioned to provide full project management and contract administration services on the project.

    The Benaroya Concert Hall accommodates two performing halls in a complex that is thoroughly integrated into downtown Seattle.  The rectangular form of the 2,500-seat S Mark Taper Foundation Auditorium and the circular Samuel and Althea Stroum Grand Lobby that surrounds it are at the center of the site.  The project also includes a block-long glass-enclosed arcade along Third Avenue which was designed to link the building’s various components and offer additional retail space.

    Overview

    Known as the “Hotel of Presidents” and one of Chicago’s best examples of Modern Beaus-Arts architecture, the Blackstone Hotel, underwent a $125 million, full-scale historic renovation beginning in 2005 and reopened its doors as The Blackstone a Renaissance Hotel in March of 2008. The renovation resulted in 332 rooms, 12 suites, and 13,230 square feet of meeting space. The 23-story hotel is now equipped with a health club and business center.

    Rider Levett Bucknall provided independent cost advisory services to the client which included construction cost estimates and independent peer reviews of select change order proposals submitted by the contractor.

    The Scottsdale Fairmont Princess, a AAA Five-Diamond luxury resort complex, underwent an extensive capital improvement program throughout the property. The scope included construction of Bourbon Steak, an upscale American steakhouse by award winning Chef Michael Mina.

    Rider Levett Bucknall provided proactive and hands-on project management services, and delivered this project, in addition to several others on the property, within an extraordinarily short schedule. All projects were completed on schedule, despite a directive to change construction teams mid-stream and evolving design changes throughout the construction period.

    The City of Aspen is developing a large-scale multifamily affordable housing project at Burlingame Ranch in Aspen, Colorado. Phase I of the affordable housing development is complete and includes a total of 84 one, two and three bedroom townhome units in fifteen buildings, plus seven single-family residential lots. Phase II will consist of an additional 167 units, including 161 multifamily units in fifteen buildings, plus six single family homes, three parks and an integrated recreational trail system.

    An extension of city’s internal project staff for Phase II of the project, Rider Levett Bucknall is responsible for managing cost, schedule, consultant contracts, project documentation, public outreach, and implementation of a strategic work plan to deliver the project within the project budget and schedule.

    Working with Cadence Purchasing and vendors RLB│Garrison ensured all assets were delivered, installed, tested, training completed, and all functions are in place to ensure a patient risk free opening. 

    RLB│Garrison developed and managed a comprehensive hospital loading and activation schedule, task team structure encompassing all loading, commissioning and activation work plans and activities, and the patient move schedule and team.

    RLB│Garrison acted as program and project manager for the Central DuPage Hospital expansion and transformation of its Winfield, Illinois campus into a state-of-the-art medical center known for its cardiac care and orthopedics facilities. As project manager, RLB│Garrison was responsible for implementing a Facilities Enhancement Plan that constituted the third largest and most complex Certificate of Need issued in the history of Illinois, as the transformation would take place in an occupied facility and occur in multiple phases.

    New buildings on the campus included the Ambulatory Services Pavilion for medical office suites and outpatient hospital services, two new parking structures, a storm water retention pond, gas farm relocation, a new campus access route and other site improvements.

    Showcasing a collaborative effort among three City departments: Municipal Utilities, Police and Community Services, the Chandler Heights Police Substation and Environmental Educational Center was shaped by the idea that hands-on education can transform attitudes and actions. The 38,000 square foot structure provides a multi-generational, interactive environmental education facility incorporating arts and crafts areas, a nature discovery room, exhibit areas and classrooms, all designed to enhance awareness on subjects related to the environment, ‘green’ living, water conservation, and other outdoor topics. The award-winning project also includes a police substation.

    The Denver Botanic Garden’s Master Plan addresses the programmatic and physical elements of the York Street Campus, illustrating conceptual designs for long-term development of the gardens and supporting facilities. Additional supporting facilities on the boards include several new greenhouses, a new pedestrian bridge, a visitor services building, a café, a library and a new 150-vehicle parking structure. The existing 47,000 square foot iconic conservatory will undergo a renovation to help ensure that the Denver Botanic Gardens remains recognizable.

    Rider Levett Bucknall provided conceptual cost estimating services to establish project budgets for the significant campus improvement plan which assisted in establishing funding needs for the redevelopment.

    The Federal Reserve Bank of Kansas City building comprises an eleven-level office tower above a three-level operations center with a seventy-foot, below grade vault and a remote vehicle inspection facility.

    Rider Levett Bucknall developed the construction budget very early in the programming and concept design phase of the project. Because we understand the complexity of designing a visible federal structure post 9-11, we effectively priced the optimum levels of force protection for the structure and advised on cost impacts of standoff distances and the placement of blast and ballistic-proof glazing.

    The new 850,000 square foot, high-rise project is the tallest building to be built in Denver since the 1980’s and will be donned the tallest residential tower and fourth highest building in the city. The Four Seasons Hotel and Private Residences comprises of 45 floors of 102 luxury residential units over 239 hotel guest rooms. In the last year 46,119 tons of concrete, 2,450 tons of reinforcing steel and 200 tons of post-tensioning cable have been used on the project.

    Rider Levett Bucknall undertook a peer review of the general contractor’s general conditions and requirements. Since the contractor chose to self-perform the cast-in-place concrete structure, a significant cost component of the project, Rider Levett Bucknall prepared an independent quantity take-off and estimate to compare and reconcile with their submitted cost proposal.

    Completed in 2010, this private gated enclave of luxury condominiums rests on a tree-lined street in Seattle’s North Capitol Hill. Boutique buildings feature concrete, steel, and masonry construction for durability, beauty and relevance to the surrounding neighborhood of the Harvard-Belmont Historic District. Thirty-eight grand condominium residences range from 1,635 to 3,745 square feet and offer residents coffered ceilings, hardwood flooring, spacious living spaces, and gourmet kitchens set among lushly landscaped courtyards with water features.

    Rider Levett Bucknall provided Goodman Real Estate with a constructability review and construction cost estimates. During bidding, Rider Levett Bucknall reconciled estimates with contractor bids to determine fair pricing.

    Overview

    The state-of-the-art convention center for the State of Hawaii boasts a 200,000 sq ft exhibition hall with drive-on floor access and 350 pounds per square foot floor load capacity. The center also contains 149,768 square feet of meeting space, a registration lobby, a ballroom, meeting rooms, two theaters with tiered seating, and a production kitchen. The center is topped with a 2.5 acre landscaped rooftop garden.

    During development Rider Levett Bucknall worked directly for the owner to establish a construction budget and schedule for the project. We provided technical assistance to the State of Hawaii with selection of a site and of a design-builder. During both the design and construction phases, Rider Levett Bucknall managed cost and schedule issues. Rider Levett Bucknall continues to conduct annual facility condition assessments and provide critical guidance to the management company and the State.

    Built in 1989 in the heart of downtown Phoenix, the Herberger Theater Center re-opened in the fall of 2010 after undergoing an extensive $12 million renovation. The original 63,000 sq ft cultural facility houses 800-seat, 330-seat, and 120-seat theaters and public amenity space. New features include refurbished theater seating, new house finishes and lighting, new stage floors, ADA and back-of-house upgrades, and new signage and wayfinding. A new donor lounge and balcony was added to the second floor art gallery, while the public amenities received new finishes, furnishings, and specialty lighting.

    During design, Rider Levett Bucknall provided cost management services to the project architect, Gould Evans Associates, LC.

    Completed in late 2008, The Grand Waikikian is a new 38-story, multi-million dollar luxury time-share tower located at the entrance to Waikiki on the island of Oahu. This development included significant demolition of existing structures, utility relocations and upgrades within an operating resort.

    Rider Levett Bucknall provided complete project management services for the preconstruction and construction of this development. Despite the project’s complexity and a late construction start, Rider Levett Bucknall’s aggressive and proactive approach to schedule and budget management resulted in completion $9 million under budget and two months ahead of schedule.

    Phase I of the Kings’ Land timeshare resort was completed in June 2010 with the public opening of the final two timeshare buildings.  This first phase of construction on the sprawling Hilton Grand Vacations Club property at Waikoloa Beach Resort included construction of ten timeshare buildings with a total of 198 one-, two- and three-bedroom units. Phase I also included an Operations Center sized to serve the entire project build-out and a Village Center comprised of the Clubhouse, bistro, bar, fitness center, game room and day care activities center.  When all five planned phases are completed, there will be a total of 802 timeshare units.

    Rider Levett Bucknall provided project management services for Phase I development and off-site improvements.  We oversaw the pre-contract, construction, and post-construction phases and our work includes obtaining subdivision approvals, onsite and offsite infrastructure and road improvements in addition to project oversight.

    The new Madison Tower comprises of a 24-story building with 47 luxury condominiums above a 14-floor, 120-room luxury boutique hotel. Located on the top 10 floors, the condominiums will range in size from 845 to 3,850 square feet. Condominium owners can take advantage wine storage, private roof-top patio, dog park and all hotel amenities. Hotel 1000 will feature a restaurant, full-service spa, fitness center, about 7,000 square feet of meeting and event space, and a landscaped outdoor event patio.

An award-winning landmark building, Hyatt Center anchors Chicago’s west Loop and serves as headquarters to Hyatt Corporation,

    Designed by celebrated architects Pei Cobb Freed & Partners, the building’s spectacular three-story lobby merges indoor with outdoor spaces, creating a true urban retreat.  The project was awarded the Chicago Sun Times’ Development of the Year in 2005.

Upon completion, the Convention Center will enhance its ability to host conventions and tradeshows benefiting both the City of Indianapolis and the State of Indiana and will function as a focal point for business and entertainment attractions and a gateway to a new football stadium.

    During design, Rider Levett Bucknall prepared elemental cost estimates to parallel the estimates prepared by the Construction Manager (CM) and participated in reconciliation of the estimates. After the Schematic Design phase, Rider Levett Bucknall’s estimate was within 0.4% the CM’s estimate.

    Completed in 2007, this state of the art Performing Arts Center serves the theatre, music and dance programs at Irvine Valley College and provides a venue for visiting artists and feature performances. At the physical heart of the building is a 400-seat main theatre with a single-level balcony that wraps around the orchestra pit, creating a close audience experience. The facility includes an additional 200-seat theater, a small music hall, dressing rooms, costume shop, design scene shop, green room, box office, design lab and music lab.

    Rider Levett Bucknall provided milestone cost estimates during design. We worked closely with the design team to reconcile project costs at each milestone stage and assisted value engineering efforts by pricing various options.

    Completed in 2007, the Kyrene Water Administrative Building is the two-story, 23,000 square foot maintenance, administrative, conference and office complex serving the City of Tempe. The project features numerous sustainable design components such as the roofing system, insulation and exterior walls which are constructed from recycled household products including Styrofoam trays and aluminum cans. Natural lighting and an innovative HVAC design affords significant energy savings as well as optimized comfort and flexibility for occupants.

    Covering 76 square miles and supporting close to 24,000 students, Lake Washington School District, which manages 3.2 million square feet of building property, including 51 elementary, junior high, and high schools.

    Since 2007, Rider Levett Bucknall has been working with the District to develop a Life Cycle Cost model for its medium- and long-range bond planning. Populated using operating and maintenance data from several schools that have been recently constructed, the model forecast that capital expenditure of $2.1 million could result in a savings of nearly $25 million over the 50 year life cycle of the property. If applied to determine design decision for future schools, this model can save the district approximately $650 million in operational, maintenance and replacement costs over 50 years.

Various upgrades at the properties included enclosure of stairs and/or elevators, ADA room reconfigurations/guest room and bathroom remodels, ground floor lobby renovation, seismic upgrades, and exterior and interior renovations.

    Rider Levett Bucknall understands the operational needs of hotels and recognizes the importance working with hotel staff to select the best construction sequencing plan that minimizes the impact on hotel operations.     The 2.1 million square foot New Meadowlands Stadium occupies 40 acres and, when built, was the second-largest stadium in the NFL. As the permanent shared home for both the New York Giants and the New York Jets NFL franchises, the stadium will seat 82,500 fans within an intimate seating bowl, including 10,000 club-level seats and approximately 200 luxury suites. The new facility will boast improved parking and transit options, enhanced tailgating opportunities, a new plaza radiating from the stadium filled with fan-centric activities, and cutting edge sound and signage.

    Rider Levett Bucknall prepared early stage conceptual cost estimates to address the financial impact of proposed construction alternatives.     CityCenter Las Vegas is a large-scale, multi-use development located on 67 acres of the famous Las Vegas Strip. The property also includes retail and entertainment spaces, theater, spa, parking garage and an on-site power plant.

    Rider Levett Bucknall provided cost consulting services throughout this project. In the early stages, our cost estimates and advice helped guide the design process to achieve budget targets. As the project progressed into construction, we evaluated non-conforming work and ensured that MGM Mirage received credits from the general contractor prior to settlement of the final account.

Since then we have provided similar services on five other similar developments in Hawaii and the Pacific Northwest to total 2,900 new and renovated homes as well as several community centers.

    Prior to construction, Rider Levett Bucknall reviewed and confirmed construction costs, schedule and contract documents to confirm viability. Our work then continued on throughout the construction process to monitor the progress of construction and ensure that the work in place is equivalent to the work invoiced. Specifically Rider Levett Bucknall reviewed pay applications and change orders, conducted monthly site inspections and compiled monthly progress reports.

    The Money Store National Headquarters in Sacramento, California is a unique 400,000 square foot addition to the West bank of the Sacramento river. Design orientation of the building is based on the principles of feng shui. In addition, the exterior of the building employs a “one time” laminate glazing system along with a viscous damping addition to the structural system to address seismic activity. The power and mystery of the great Sumerian Ziggurat at Ur pyramid served as inspiration for the owner in influencing the building’s design.

    At 5,400 feet, renovation of the Mount Rainier Paradise Inn historic grand lodge to meet current structural and ADA accessibility requirements and construction of a new 20,100 square foot visitor’s center was challenging, at best.

    Rider Levett Bucknall provided cost estimating services to the design team for both distinctive structures. The construction costs for this project were affected by the challenges of working at such a high elevation, including extreme temperature and heavy snowload. In the estimates, Rider Levett Bucknall took into account the delicate natural environment with special consideration of everything from design elements to transportation of materials to the site, so that the design team and, subsequently, the owner were well aware of all possible costs and potential scheduling conflicts.

    RLB│Garrison led an alliance which included The Carter Group and Walsh Consulting Group to procure and install all Group 2 and non-medical equipment and FF&E at the new Prentice Women’s Hospital in Chicago. The team was also responsible for building loading, equipment commissioning and certification, asset management, site logistics and patient relocation from the old hospital.

    Through aggressive bidding and cost negotiations, the alliance was able to bring the project to closure at millions of dollars below budget and on schedule despite the absence of a functional loading dock.

    Situated on a historic 10.5-acre campus in Salem is the Oregon Department of Forestry’s 52,960 square foot headquarters building. The structure, built to house operations and public services offices, was designed to be compatible with the existing State Forester’s Office and surrounding grounds and stone walls that are listed on the National Register of Historic Places. In some places, materials were salvaged from existing buildings for use on the new structures. Because of the sustainable and ecological design, the structure earned a Silver LEED® Certification from the U.S. Green Building Council.

    Rider Levett Bucknall provided cost management assistance to the Architect and Owner to ensure the LEED® Certification goals were realized, while still adhering to a strict budget. To do this, we implemented Value Engineering sessions to evaluate the program with regards to initial capital expenditure and whole life performance, quality, and operating costs.

    A $588 million, 1.1 million square foot expansion is set to transform the existing Phoenix Children’s Hospital into a world-class pediatric medical campus that will set a new standard in children’s healthcare.     Rider Levett Bucknall was hired directly by the owner to provide third party cost estimating and feasibility studies for each phase of the project on the Thomas Campus as well as for upgrades, additions and renovations to the five additional locations of Phoenix Children’s Hospital.  Rider Levett Bucknall Corporate Counsel, has also been appointed to the project’s Dispute Review Board to help solve project disputes should any arise during construction.

    Originally constructed in 1914, Portland State University’s Shattuck Hall got a $13.9 million facelift in 2008. Renovation of the 95-year-old building intentionally exposed new and original systems amidst state-of-the-art upgrades including a metal and concrete shop, a kiln foundry, model-making room, computer lab, architecture studio, and other interior and exterior structural improvements.  Sustainable design features are projected to save an average of $13,000 in operational costs and resulted in a LEED® Gold rating from the U.S. Green Building Council.

    Known as the ‘Pink Palace of the Pacific,’ the Royal Hawaiian Hotel is not only one of the most recognizable and historical landmarks in Waikiki, it is also one of the most luxurious destinations on Oahu. In December 2008, after an accelerated seven month construction schedule, a major renovation was completed on the property which included upgrades to the porte cochere, the addition of a new world-class pool deck, a new fine dining beachfront restaurant, and modernization of 350 of the unique guestrooms and suites.

    At the Sheraton Waikiki Hotel on Waikiki Beach, an existing dark, enclosed food service space was gutted and rebuilt into a hip, light and airy bar and restaurant which opened to rave reviews in 2008. The renovation exposed windows that had been previously covered up and added fire pits and a unique curved display kitchen where guests can watch their tapas being prepared.

    Designed by architects Hornberger + Worstell, the two-story, 12,000 sq ft residence hall is located on the edge of the residential precinct at the gateway to the 53-acre campus. The building’s multi-wing configuration allows appropriate gender separation of dormitory rooms while joining in a multi-level common room at the intersection of the residential wings. The project incorporates sustainable features and will become the campus’ first LEED® Gold new-build structure.

We critiqued the contractor’s proposed general conditions at bidding and reconciled with the contractor’s estimate prior to the GMP agreement.     When completed later this decade, the Thirty Meter Telescope (TMT) near the summit of Mauna Kea in Hawaii will be the largest, most advanced and powerful optical telescope on Earth. A primary mirror 30 meters in diameter – made up of 492 hexagonal mirror segments – will permit the telescope to focus more sharply (12 times sharper than what is achieved by the Hubble Space Telescope) and collect more light than smaller telescopes, allowing images of fainter objects. This will enable astronomers to study objects in our own solar system and stars throughout our Milky Way and its neighboring galaxies, and to monitor forming galaxies at the very edge of the observable Universe.

    The new Thurston Elementary school’s two-story classroom wings are connected by one-story public zones with low rooflines that embrace the K-5 population.  Large wood-framed glass walls bring light and views from the outdoors deep into these transparent connectors, which house the entry, library and commons.  Additionally, these two-story glass walls connect the children to the learning garden outside and allow for student interactivity.  Public spaces, such as the commons, encourage access to the outdoor learning courtyards where students can follow the rainwater cycle in runnels and bio-swales.

    In the summer of 2009, the $5 million Simcoe Wave Deck, a visible portion of the Waterfront Toronto project, celebrated its grand opening. As an extension of the existing concrete walkway, this unique pedestrian bridge is constructed of timber decking supported by a structural steel base cantilevered over Lake Ontario in a distinctive wave-like pattern. The Wave Deck is an integral part of the Central Waterfront Public Realm portion of the $17 billion Waterfront Toronto revitalization project.

    Rider Levett Bucknall provided full cost estimating services up to pre-tender stage. We were also peripherally involved in the tender review process, providing cost comparisons to the estimate. The project was completed under budget at a construction cost of 2% under the budgeted cost estimate.

    Westfield LLC recently completed a $260 million, 400,000 square foot expansion to the Galleria at Roseville Mall, bringing the property to a total of over 1.4 million square feet of retail. The expansion featured the introduction of luxury retail space as well as a new upscale dining terrace. The Galleria at Roseville is located 20 miles northeast of Sacramento in one of the fastest growing regions in the entire nation.

    Rider Levett Bucknall provided independent cost estimating and budget verification prior to the project starting construction and continued during construction by providing the lender with an independent review of monthly progress and payment request verification. Even though a redesign delayed the construction start of the project by three months, the opening schedule was maintained and acceleration costs were offset by a value engineering effort.

    Completed in 2007, The Yukio Okutsu State Veteran’s Home is a 55,100 square foot assisted living facility in Hilo, Hawaii. The new residence will have a single story administrative area and a two-story section with 96 private residence suites and nursing areas. The facility includes private lounge areas, library, activities rooms, common and family dining areas and the exterior is landscaped with secured private courtyards.

    The success of this project is due, in part, to Rider Levett Bucknall’s establishment and maintenance of a team environment. Throughout the duration of the project, the Veteran’s Center experienced a few scope changes which caused the project to go 9% over budget. As project and cost manager, Rider Levett Bucknall made it a priority to bring the project back to the original budget. Through conducting many Value Engineering sessions the project budget was returned back to the target. In addition, we were able to add back $750,000 worth of construction that had originally been value engineered out while maintaining the original modified budget.
