Overview
Texas Instruments Clark Philippines manufacturing plant specializing in final assembly and test operations of silicon integrated circuit chips. Texas Instruments assembly and testing facility in the Clark Freeport Zone, the redevelopment area that had been home to the U.S. Air Force Base at Clark, located just north of Manila in the central part of the country. The facility was planned as another LEED structure for the company, which said it intended to invest $1 billion in the new site over a 10-year period.

Overview
Designed to address the unique requirements of the IT-BPO industry, The North Hub is envisioned to be a fully integrated community consisting of six to seven four-story buildings sitting on a 12-hectare property inside the Camp John Hay Special Economic Zone. The buildings will be BPO-ready, able to accommodate a density ratio of 6.5 sqm per person, designed for 24x7 operations; with 100% back-up power, and outfitted for multiple data and telecom service providers. It will be designed with the environment in mind, maximizing energy efficiency and utilizing grey-water. The North Hub will be supported by select retail concepts, recreational facilities that promote work-life balance and a round-the-clock, organized transport system.

The project is similar to the Eton Emerald Loft Project, with a forty storey residential and commercial condominium structure located at Chino Roces, Avenue, Makati City. The project is interesting because on its present site, there is provision for another three-cluster buildings. Eton Belton Place Project is the first phase of the construction. Once the master plan is completed, there will be four structures. Our role for this project was Project Managers and Quantity Surveyors. The project is nearing completion in September 2011 simultaneous with Eton Emerald Loft which is soon to finish in October 2011.

Overview
This project is interesting because of its initial venture of 80 hectares development from a total land area of about 1000 hectares. This first phase of construction includes 35 hectares lake and 18 - one hectare islands and saleable 1,050 lots. It is the first -of-its-kind residential development in the Philippines. Rider Levett Bucknall’s role deals with Project & Construction Management and Quantity Surveyor Services. Since taking over the project in 2009 from other consultants, massive alignment of budgets have been done in order to come-up with appropriate funding for the project.

Overview
The building orientation and interior space planning provides the most efficient and basic sustainable solution as the project is aiming for a LEED Certification. The north eastern part of the structure was allocated generally for office and work space. Such consideration would provide the users not only excellent outdoor view but minimal heat gain from the sun without compromising natural lighting. In accordance to the general planning, the utilities and the building core are positioned on the south western part of the building to serve as heat buffer and at the same time provide easier service access without giving obstruction to the building main entry and façade. The structure was designed to have natural light ventilation with the integration of sufficient window to wall to let natural light in to minimize the use of artificial lighting and conserve energy. The lighting fixtures to be used will be equipped with Automated Day Light Dimmers (Daylight Sensors) while other areas will be equipped with Automated Lighting Systems (Motion Sensors). The windows are treated double glazed to minimize heat gain, UV and glare to meet the required indoor comfort environment.

Rider Levett Bucknall’s involvement in this project starts from Pre-Construction Stage up to Post-Construction Stage and the firm is to render full QS services for the project from Schematic Design Estimate to project closeout. Currently, the project is under Construction Stage and is 13.78% complete. This project will be using Buckling Resistance Bracing System, first time to be constructed, and Post-tensioned slab in lieu of conventional Structural Design in order to provide residential unit owners a wider view outside their living area.

Overview
The BPO buildings comprise a total gross leasable area of 19,000 square meters, built within a two-hectare property located at Riverside Boardwalk, Barangay San Rafael, Mandurriao. The company said it will construct the first building, which will have about 9,500 square meters, for P305 million. This will start second quarter 2010 and is set for completion by the first quarter of 2011. The Iloilo Technohub includes three buildings with support facilities and amenities for BPO firms. Its maiden structure, the Iloilo BPO Building, is envisioned to be a three-storey, Grade-A facility which will be the prime office real estate solution for BPO Locators. There will also be approximately 500 to 700 sqm of arcaded retail spaces at the ground floor.
