    RLB were appointed to manage the delivery of a planned maintenance works programme for Anchor Trust over three years. Historically Anchor Trust carried out these services in-house, but are now using external consultants to provide additional resources in the delivery of improvements to their tenants. We worked very closely with the Anchor Trust delivery team, and took care to ensure that we were fully familiar with the Anchor Trust standards and methods of working.

    The works ranged from external paving repairs to the refurbishment of all the individual kitchens within a single care home. The value of the individual works range from about £1,000 to £250,000.

    Designed to address the unique requirements of the IT-BPO industry, The North Hub is envisioned to be a fully integrated community consisting of six to seven four-story buildings sitting on a 12-hectare property inside the Camp John Hay Special Economic Zone. The buildings will be BPO-ready, able to accommodate a density ratio of 6.5 sqm per person, designed for 24x7 operations; with 100% back-up power, and outfitted for multiple data and telecom service providers. It will be designed with the environment in mind, maximizing energy efficiency and utilizing grey-water. The North Hub will be supported by select retail concepts, recreational facilities that promote work-life balance and a round-the-clock, organized transport system.

    The City of Aspen is developing a large-scale multifamily affordable housing project at Burlingame Ranch in Aspen, Colorado. Phase I of the affordable housing development is complete and includes a total of 84 one, two and three bedroom townhome units in fifteen buildings, plus seven single-family residential lots. Phase II will consist of an additional 167 units, including 161 multifamily units in fifteen buildings, plus six single family homes, three parks and an integrated recreational trail system.

    An extension of city’s internal project staff for Phase II of the project, Rider Levett Bucknall is responsible for managing cost, schedule, consultant contracts, project documentation, public outreach, and implementation of a strategic work plan to deliver the project within the project budget and schedule.

Once the master plan is completed, there will be four structures. Our role for this project was Project Managers and Quantity Surveyors. The project is nearing completion in September 2011 simultaneous with Eton Emerald Loft which is soon to finish in October 2011.

    This project is interesting because of its initial venture of 80 hectares development from a total land area of about 1000 hectares. This first phase of construction includes 35 hectares lake and 18 - one hectare islands and saleable 1,050 lots. It is the first -of-its-kind residential development in the Philippines. Rider Levett Bucknall’s role deals with Project & Construction Management and Quantity Surveyor Services. Since taking over the project in 2009 from other consultants, massive alignment of budgets have been done in order to come-up with appropriate funding for the project.

    The new 850,000 square foot, high-rise project is the tallest building to be built in Denver since the 1980’s and will be donned the tallest residential tower and fourth highest building in the city. The Four Seasons Hotel and Private Residences comprises of 45 floors of 102 luxury residential units over 239 hotel guest rooms. In the last year 46,119 tons of concrete, 2,450 tons of reinforcing steel and 200 tons of post-tensioning cable have been used on the project.

    Rider Levett Bucknall undertook a peer review of the general contractor’s general conditions and requirements. Since the contractor chose to self-perform the cast-in-place concrete structure, a significant cost component of the project, Rider Levett Bucknall prepared an independent quantity take-off and estimate to compare and reconcile with their submitted cost proposal.

    Rider Levett Bucknall provided Goodman Real Estate with a constructability review and construction cost estimates. During bidding, Rider Levett Bucknall reconciled estimates with contractor bids to determine fair pricing.

    Rider Levett Bucknall has been involved in the construction of many of the world’s landmark tall buildings which form the skyline of some of our major cities. One example of such an iconic building is Lumiere Residencies, recently constructed in Regent Place in Sydney’s mid-town. Lumiere consists of two towers - Tower A providing 456 residential apartments over 56 levels and Tower B featuring 145 serviced apartments over 30 levels. A five level sandstone podium beneath the towers contains a retail centre, commercial space and Club Lumiere, a leisure and fitness centre for Lumiere residents. The project’s renowned architects Foster + Partners designed the development with environmental concerns and residents’ privacy in mind. The construction consists of eight slender glass towers connected to a central core, which allows sunlight and cross-ventilation to reach the very heart of the building. This feature has reduced the use of common walls allowing residents a true sense of privacy.

    The Macallen Building, a 13-story residential building located in Boston, Massachusetts, incorporates 144 condominium units, structured parking, and a sustainable ‘green roof.’ Built using eco-friendly structural materials and sustainable design practices, the Macallen Building is the first residential building in Boston to be LEED® Certified by the U.S. Green Building Council.

    In our role as Cost Manager, Rider Levett Bucknall prepared elemental quantity take-offs at the design development phase and assisted the client in identifying alternative methods of design and construction through Value Engineering methods. Rider Levett Bucknall then coordinated negotiations with the Contractor and owner to establish a Guaranteed Maximum Price (GMP).

    Park Hill is the largest grade II* listed residential building in Europe and internationally renowned for its innovative design, scale and topography, occupying a prominent hillside location adjoining Sheffield Railway Station and overlooking the city centre.  The Park Hill complex was built in the late 1950s / early 1960s as part of a comprehensive and iconic public housing programme.  The 13-hectare complex fell into decline in the late 1980’s, but is now undergoing a major programme of heritage restoration and regeneration works.

    Rider Levett Bucknall was appointed in 2005 by English Partnerships and continues to be retained by Homes and Communities Agency to undertake a detailed financial appraisal of the development proposal submitted by Urban Splash, Registered Social Landlord Great Places Housing Group, Sheffield City Council as land owner and English Partnerships (now Homes and Communities Agency), the key funding body.

    A highly complex project from a funding and financing perspective, the Park Hill development brings together multiple public and private sector financiers and stakeholders, each with differing eligibility criteria, output requirements and timescales.

    As part of the Economic Appraisal of the project, Rider Levett Bucknall worked jointly with each key stakeholder to substantiate public and private sector value for money investment criteria. In addition to a normal cost value appraisal role, the brief evolved to include the development of a financial model capable of sensitivity analysis and generation of key value for money indicators and outputs aligned to the individual requirements of each stake-holder.

    Rider Levett Bucknall is retained as project monitors on behalf of all public sector partners to ensure compliant delivery of the scheme within budget, cost and quality parameters, and in accordance with the terms of the development and funding agreements.

    The partners were keen to ensure the on-going economic and environmental sustainability of the estate over a 120 year lifecycle.  Rider Levett Bucknall led on the preparation of a whole life cost modelling process to establish an appropriate service charge and sinking fund provision to cover the on-going operation, maintenance and replacement costs. The modelling process also allowed modelling of the estates carbon footprint and energy requirements over this period and informed the specification selection process, targeted at minimising both these elements.
