Overview

The Pavilion marks a collaboration between internationally renowned artist Victor Pasmore and town planners to develop the new town of Peterlee. The Pavilion, an iconic example of 1960’s art, is located in the Sunny Blunts Park and forms the centrepiece of the Sunny Blunts estate.

Fallen into a state of disrepair, the Pavilion had subsequently lost a significant number of the original features. The restoration project aimed to restore the Pavilion to its original design replacing missing architectural features, reinstating the landscape setting in which the pavilion stands, and developing a community education programme.

Commencing in 2009 and completing mid-2010, Rider Levett Bucknall was appointed to act as Lead Project Monitor and Mentors from commencement to practical completion of the approved work, advising on Programme Management, Procurement Management, Design Development, Cost Development, Cash Flow Management, Co-funding Approval, and Grant Drawdown.

Since completion, the structure has won various awards, including the Royal Institute of British Architects (RIBA) for excellence in architecture, a Civic Trust Award, a commendation at the Building Excellence Awards North East, and two prizes at Durham Environmental Awards to name a few.

The project has wider investment implications sitting adjacent the Heritage Lottery Funds’ Bedford Townscape Heritage Initiative area; the combination of a major capital investment into culture and historic renovation of the High Street adjacent will have a substantial impact on the cultural and economic outputs in Bedford.

Overview

The Benaroya Concert Hall accommodates two performing halls in a complex that is thoroughly integrated into downtown Seattle. The rectangular form of the 2,500-seat S Mark Taper Foundation Auditorium and the circular Samuel and Althea Stroum Grand Lobby that surrounds it are at the center of the site. The project also includes a block-long glass-enclosed arcade along Third Avenue which was designed to link the building’s various components and offer additional retail space.

The Scottsdale Fairmont Princess, a AAA Five-Diamond luxury resort complex, underwent an extensive capital improvement program throughout the property. The scope included construction of Bourbon Steak, an upscale American steakhouse by award winning Chef Michael Mina.

Rider Levett Bucknall provided proactive and hands-on project management services, and delivered this project, in addition to several others on the property, within an extraordinarily short schedule. All projects were completed on schedule, despite a directive to change construction teams mid-stream and evolving design changes throughout the construction period.

Built in 1989 in the heart of downtown Phoenix, the Herberger Theater Center re-opened in the fall of 2010 after undergoing an extensive $12 million renovation. The original 63,000 sq ft cultural facility houses 800-seat, 330-seat, and 120-seat theaters and public amenity space. New features include refurbished theater seating, new house finishes and lighting, new stage floors, ADA and back-of-house upgrades, and new signage and wayfinding. A new donor lounge and balcony was added to the second floor art gallery, while the public amenities received new finishes, furnishings, and specialty lighting.

During design, Rider Levett Bucknall provided cost management services to the project architect, Gould Evans Associates, LC.

Overview

Phase I of the Kings’ Land timeshare resort was completed in June 2010 with the public opening of the final two timeshare buildings. This first phase of construction on the sprawling Hilton Grand Vacations Club property at Waikoloa Beach Resort included construction of ten timeshare buildings with a total of 198 one-, two- and three-bedroom units. Phase I also included an Operations Center sized to serve the entire project build-out and a Village Center comprised of the Clubhouse, bistro, bar, fitness center, game room and day care activities center. When all five planned phases are completed, there will be a total of 802 timeshare units.

Rider Levett Bucknall provided project management services for Phase I development and off-site improvements. We oversaw the pre-contract, construction, and post-construction phases and our work includes obtaining subdivision approvals, onsite and offsite infrastructure and road improvements in addition to project oversight.

The $40 million Ian Thorpe Aquatic Centre was commissioned by the City of Sydney to address Sydney’s need to get physical. This landmark development boasts three pools, a spa, steam room and gym over three storeys, setting a new benchmark for leisure centres worldwide. The centre meets the demands of the booming inner-city suburb of Ultimo and has made a double splash by maintaining a design focus on environmental sustainability. Designed by the late, world renowned, Australian architect Harry Seidler, the centre’s unique wave-shaped roof features hydraulically operable roof vents that create natural ventilation. Harvested rain water serves internal amenities such as toilets and sprinkler systems, and sensor activated lighting minimises wasted energy.

Limegrove, Barbados’ first mixed use lifestyle centre, is located in the heart of Holetown, covers ten acres and includes approximately 85,000 sq. ft. of retail space with parking for some 300 plus vehicles, as well as 56 planned residences - a mix of apartments, penthouses and townhouses.

The Limegrove Lifestyle Centre incorporates over seventy-five luxury branded designer retail stores, in a setting built around three distinctly different courtyards. Amenities include boutiques, gourmet restaurants, deli’s, cafes, bars, an art gallery, a night club and cinemas.
Many of the world’s leading retail brands are found in this sophisticated luxury retail shopping environment, while the adjacent residences offer the finest in contemporary Caribbean living. The Limegrove Lifestyle Centre is hailed as the most stylish place to shop, dine, and lime for all visitors and residents of Barbados.

Our Role

Rider Levett Bucknall was appointed as consultants by LImegrove Park Limited and Property Consultancy Services Inc. on the US$80m Lifestyle Centre. Our role was initially to provide strategic contractual advise to the management team in order to mitigate or avoid potential disputes with the Contractor and RLB were able to provide this service utilising their in house expertise from the UK, US and within the Caribbean. The role subsequently developed into providing Project Management and Quantity Surveying services for the completion of the development and more recently encompassing Project Management and Quantity Surveying services on a new building within the complex providing office and high end retail space.

Rider Levett Bucknall were appointed as Professional Advisors to the Heritage Lottery Fund and the Arts Council North East to represent their interests in the Restoration and Redevelopment of the 3 Phase Live Theatre developments at Broad Chare, Newcastle upon Tyne.

The project encompassed the conversion of a Grade II Listed Warehouse and the existing Live Theatre to create workspaces for writers, directors, film makers and performers, and to refurbish and make fully accessible the current Theatre premises, including additional rehearsal space. The project was developed over three phases including a Central Atrium, Workspace and the Theatre. The project was joint funded by the Heritage Lottery Fund and the Arts Council together with ERDF, Single Programme, Newcastle City Council and the Northern Rock Foundation. Our role was to co-ordinate the funding input from the Heritage Lottery Fund and Arts Council England, and act in a professional advisory role from contract start through to completion.

Overview

The Museum of Coastal Defense sees the successful conversion of Lei Yue Mun Fort, built by the British in 1887, into a field museum. Previously inaccessible to the general public, the hilltop site was made easier to reach by provision of an entrance block with a lift tower and a footbridge that leads visitors to the redoubt. The focal point below-grade courtyard is covered by a tensile fabric structure and underground casements were converted into exhibition rooms, offices, retail facilities and audio-visual facilities. Under the shelter provided by the tensile structure, a viewing gallery has been established above the casements, from which museum patrons can view the channel the fort was originally built to defend.

Rider Levett Bucknall was appointed as Professional Advisors and Monitors for this £11m new build scheme to provide a new Headquarters for Northern Ballet and the Phoenix Dance Company on a brownfield site in Leeds City Centre. The site is adjacent to the Leeds Playhouse within a media and cultural quarter promoted by Leeds City Council.

The building was completed in September 2010 and opened to the public in October 2010. The building achieves a BREEAM excellent standard and is a striking piece of modern design, clad in zinc ‘tiles’ with a three storey atrium entrance area.

Over 6 floors the building provides 4,800 sq m of rehearsal studios, offices and specialist production areas to serve the needs of the two dance companies. The largest studio includes the facility to be set up as a theatre that can accommodate 150 people. This flexibility of use is being exploited to accommodate business conferences etc. when the dance companies are on tour or in the evenings when the studio space is freely available. The business community has been attracted by the quality of the building and its niche market. This has enabled both dance companies to raise their profile, increase the prospects for sponsorship and achieve revenue receipts that reduce their running costs.

Concurrent with Phase 1 of the Phoenix Convention Center expansion, neighboring Phoenix Symphony Hall underwent a $20 million renovation. Home to the Phoenix Symphony, Arizona Opera and Ballet Arizona, Phoenix Symphony Hall now features better accessibility for physically challenged patrons; an expanded lobby; improved accessibility to the box office; all new seats; new carpeting and wall finishes; a new roof; and new quieter air conditioning and heating system.

At the Sheraton Waikiki Hotel on Waikiki Beach, an existing dark, enclosed food service space was gutted and rebuilt into a hip, light and airy bar and restaurant which opened to rave reviews in 2008. The renovation exposed windows that had been previously covered up and added fire pits and a unique curved display kitchen where guests can watch their tapas being prepared.

Rider Levett Bucknall UK Ltd, in partnership with Jura Consultants Ltd, was appointed by the BIG Lottery to undertake OGC Milestones 3, 4 and 5 reviews of the Falkirk Helix Living Landmarks Project. Milestone 3 has now been completed; Milestones 4 and 5 are programmed for the delivery and completion phases.

The Falkirk Helix is a major transformational project on a key transport corridor between Glasgow and Edinburgh led by the Local Authority and major landowner British Waterways; with strong input from the local community and an aspiration that the community organisation will be responsible for operation post capital work completion. The proposal consists of the development of public art adjacent the M9, the re-routing of the adjacent Canal beneath the M9, together with the development of new Parkland for community benefit and management, with visitor facilities.

The peer review consisted of a remote assessment of project documentation, followed by a two day team review comprising interviews with project team members, Trustees, beneficiaries and the management team.

The review cut across all stages and parts of the project providing a detailed assessment of:
- Cost Management and cost control
- Management decision making at a Project Management and Executive and Trustee level
- Assessment of co-funding status and availability; cash flow implications of the proposals
- Design Status, material selection, design security
- Financial and technical feasibility; ‘is the project deliverable within the budgetary envelope?’
- Procurement strategy; consultants and contractors
- Planning and site ownership constraints

Rider Levett Bucknall was appointed by the HLF as Project Monitors for the development of the £35m Hepworth art gallery, located in the Waterfront Regeneration area of the City of Wakefield. The development offers a wide range of cultural, social, educational and economic benefits.

It is the largest purpose built gallery in the country outside of London and is designed by award winning British Architect, David Chipperfield. The Hepworth Wakefield brings together a nationally important collection of historical and modern art.

Facilities include a £2.5m learning suite and auditorium for talks, lectures, performances, meetings and screenings.

The project faced the challenge of a contaminated water front site prone to flooding; complex foundation designs and fundraising challenges. The procurement options for FFE were thoroughly researched and investigated with the grantee to minimise the risk of cost overage and to consider risk transfer from the client to contractor.

The Hurst, a rural writer’s retreat, comprises a number of listed properties in need of repair and restoration to enhance and expand the offering, and to develop an environmentally and operationally sustainable facility.

Our appointment and role comprised a number of distinct stages, initially a review of the application for Arts Council England, examining the procurement proposals, fund raising, construction costs, programme, management structure, delivery proposals and options for sustainable technology improvements. Post the award of funding, the role switched to high level monitoring and Key Stage Reviews of the development progress, ensuring fund and contractual compliance and effective risk management and risk minimisation to the funder. The project remains in the development and fund raising stage.

Overview

This unique, once in a lifetime project, is to conserve and renovate the artists’ studios overlooking Porthmeor Beach in St Ives. Since the late 1800’s artists from around the world have used the space above the fishermen’s cellars as studios from which to paint. Since 1938 Porthmeor has been the home to the St Ives School of Painting.

Over the years the Grade II* listed building has deteriorated, although it is still being used. The project aims to bring the studios back to life and provide additional studio space together with facilities for disabled artists.

The project funding is incredibly complex, with nine separate funding bodies together with Trusts and Foundations donating smaller amounts to make up the shortfall.

In addition to the focus for the artists, the project will provide a better environment for the fishermen in the cellars.

English Heritage has said the project is “an exemplary demonstration of how a high quality contemporary solution can unlock the potential of a complex historic site.”

Rider Levett Bucknall worked with Venetian Cotai Limited, the construction manager, consultants and contractors to ensure that the development was completed within an extremely tight construction period. Parcel 1 of the Venetian Macau Casino Resort Hotel Complex is the largest single resort development in Macau and includes a casino, retail space, a 40-storey hotel with 3,000 guest rooms and a number of function centres. Covering an area of 1 million sqm, it is big enough to contain three canals (with traditional Italian gondolas) within the shopping arcade.
