    Cost Consultancy for both building refurb and tenancy fitout

    Overview

    Previously a derelict ex-machine shop/factory building, 115 Batman Street was a national finalist in the 2010 Property Council of Australia Rider Levett Bucknall Innovation and Excellence Awards. The building has been redefined as a 4-storey (plus basement) state-of-the-art 5 Star Green Star office space. It remains on track to achieve both a 5 Star As Built and Interiors rating during 2010. The fit-out was designed specifically to maximise natural light into the space and allow increase occupant access to external views. It was finished with quality fittings, custom designed workstation configurations, extensive staff breakout areas and excellent entertainment facilities.

    Completed in 2009, 2 Victoria Avenue, Perth was a national finalist in the 2010 Property Council of Australia Rider Levett Bucknall Innovation and Excellence Awards. 2 Victoria Avenue is a standout amongst traditional office buildings in the city of Perth. Chilled beams, an operational facade and greywater recycling contribute to the buildings sustainability. It is the first project in Western Australia to achieve a 6 Star Green Star Office Design v2 Certified Rating as awarded by the Green Building Council of Australia and has also been designed and built to achieve a 5 star National Australian Built Environment Rating System (NABERS) Energy rating.

    Our innovative and pro-active service helped to achieve outstanding results:

    • Over £27 million was saved on capital costs without compromising on quality
    • Savings of over £2.2 million per annum were achieved on energy and running costs
    • The project was a resounding success and won the prestigious MIPIM ‘European Office of the Year Award’ the ‘Green Building of the Year Award’ and the ‘British Council for Offices - Best Out of Town Office Award’. It also achieved the highest BREEAM rating possible.

    This $240 million project involved building a new multi-user terminal at Adelaide Airport for international, domestic and regional passengers to replace the existing separate domestic and international terminals that when originally built were both intended to be temporary facilities. The new facility has bought the interstate and international face of South Australia into the 21st century with new FIDS and AIMS systems, baggage handling system, fourteen glass sided aerobridges in a well designed three level 77,000 m2 facility.

    Adelaide Showground was a national finalist in the 2010 Property Council of Australia Rider Levett Bucknall Innovation and Excellence Awards. In September 2009 Built Environs, in partnership with Solar Shop Australia, completed the design and installation of Australia’s largest roof top solar panel system at the Adelaide Showground for the Royal Agricultural and Horticultural Society. The 1MW system, consisting of over 12,500 panels distributed across the rooftops of six buildings, is designed to provide up to 40% of the client’s annual power needs and can generate power for the grid using times of low use.

    RLB were appointed to manage the delivery of a planned maintenance works programme for Anchor Trust over three years. Historically Anchor Trust carried out these services in-house, but are now using external consultants to provide additional resources in the delivery of improvements to their tenants. We worked very closely with the Anchor Trust delivery team, and took care to ensure that we were fully familiar with the Anchor Trust standards and methods of working.

    The works ranged from external paving repairs to the refurbishment of all the individual kitchens within a single care home. The value of the individual works range from about £1,000 to £250,000.

    In 2007, a clinical core expansion to the north side of the existing inpatient tower was completed, consisting of operating rooms, a cardiovascular area, ICU and NICU beds, and common areas. Also included was interior fit-out of floors 7-12 of the shelled space of the inpatient tower for medical/surgical, rehabilitation, pulmonary, bone marrow transplant, oncology and cardiac beds.

    Rider Levett Bucknall reviewed individual bid packages, negotiated contracts with the contractor and provided schedule review reports to the hospital, providing administrators with an independent assessment of construction durations and completion dates.

    Overview

    With its post Olympic configured capacity of 83,500, the ANZ Stadium is Australia’s second largest stadium. Rider Levett Bucknall were first engaged by ANZ Infrastructure Services Ltd in 2005 to conduct the Technical Review for due diligence purposes. The Stadium Australia Trust, along with Stadium Australia Management Ltd holds the lease to ANZ Stadium for the period to 2031 from the Sydney Olympic Park Authority (SOPA). Rider Levett Bucknall were re-engaged in 2009 to provide an independent specialist advisor service to undertake a review of the Major Maintenance Plan provisions and forecasts for the Stadium over the next 22 years, the remainder of the current lease term. The objective of this review was to determine the adequacy, reliability and reasonableness of provisions. The review will ensure the Stadium is maintained in accordance with the Trust’s and SOPA’s requirements in terms of conformity with industry standards and best practices and the Stadium’s policy objectives as a world class entertainment venue.

    Overview

    The Pavilion marks a collaboration between internationally renowned artist Victor Pasmore and town planners to develop the new town of Peterlee. The Pavilion, an iconic example of 1960’s art, is located in the Sunny Blunts Park and forms the centrepiece of the Sunny Blunts estate.

    Fallen into a state of disrepair, the Pavilion had subsequently lost a significant number of the original features. The restoration project aimed to restore the Pavilion to its original design replacing missing architectural features, reinstating the landscape setting in which the pavilion stands, and developing a community education programme.

    Commencing in 2009 and completing mid-2010, Rider Levett Bucknall was appointed to act as Lead Project Monitor and Mentors from commencement to practical completion of the approved work, advising on Programme Management, Procurement Management, Design Development, Cost Development, Cash Flow Management, Co-funding Approval, and Grant Drawdown.

    Since completion, the structure has won various awards, including the Royal Institute of British Architects (RIBA) for excellence in architecture, a Civic Trust Award, a commendation at the Building Excellence Awards North East, and two prizes at Durham Environmental Awards to name a few.

    Built on a historical landscaped campus overlooking the U.S. Capitol, the Armed Forces Retirement Home Washington campus has been home to thousands of former enlisted military since its establishment in 1851. To keep pace with changing needs in senior care, the campus is undergoing much-needed renovations and additions, including the construction of a new health care building and commons. At approximately 162,000 square feet, the new facility will support 36 long term care and 24 memory support residents in addition to providing modern administrative, kitchen, wellness, clinic, library and activity spaces.

    Rider Levett Bucknall provided milestone cost estimating services to architect, DiMella Shaffer, throughout design and development of the project’s bridging documents. ”

    Rider Levett Bucknall were engaged by British Nuclear Group to design, develop and implement a database to record and manage all of their built Assets.

    The British Nuclear Group site at Sellafied in Cumbria contains over 900 buildings plus associated plant and infrastructure. Historically, there had been no single source of data by which to monitor these assets. Some information existed, but was largely inaccessible and stored in disparate formats and locations.

    Rider Levett Bucknall were employed by the client to advise on a strategy that would identify the required asset information, capture it, record it and present it in a useful and usable format to support management decisions. Rider Levett Bucknall proposed a database solution and, in the absence of a fully defined brief, recommended that it should be designed and developed in a rapid prototyping environment. Working closely with the client this approach proved successful because it was possible to quickly accommodate any recommendations and ideas as they were suggested.

    During the mid 90s, the 1920s design of the Auckland War Memorial Museum was struggling to cope with 540,000 annual visitors. A five year restoration project was undertaken in 2001 which saw the museum’s size increase by 60%. The museum now boasts improved visitors amenities and services, exhibition and storage space, an underground car-park, basement collection storage, workshops, loading dock, state-of-the-art exhibition hall, cafe and shops. The Auckland War Memorial Museum-Grand Atrium project commenced in 2002. Two basement levels, a ground floor and four above ground levels were encompassed by a unique undulated roof: a mixture of copper and glass. Suspended beneath this iconic structure is a one-of-a-kind four-storey learning centre, 200-seat auditorium and a 400-seat events centre. The project was awarded the Property Council New Zealand Supreme Award for 2007.

    At the Atomic Weapons Establishment (AWE) there are several projects which are required to maintain the Country’s Nuclear Deterrent. These projects are highly confidential but generally range from £500+m New Build Projects through to Refurbishment and Infrastructure projects to keep the large sites operational on a day to day basis.

    Our Role

    Rider Levett Bucknall was originally engaged to assist with the Project Controls of the newly formed Major Projects Directorate. Since 2006 we have lead the planning function across the various portfolios.

    Typically the process for taking a project from conception through to project delivery is through a gated process where scope, time and costs is absolute and identified and delivered to a review panel before authorisation to proceed is given.

As the top floor of the lower podium of the building, the windowed conference center provides clear views of the surrounding Boston Financial District.

    Rider Levett Bucknall provided cost management services to Gensler throughout the design phase of the project, including evaluation of several design alternatives. The firm prepared independent milestone estimates of the construction cost and reconciled the budget with the project’s Construction Manager.

    Bank of China (BOC) Tower was constructed in April 1985. Completed for occupancy in August 1989, the building was opened in May 1990, towering 70 floors above the ground floor level and offering parking in four basement levels. The tower structure of 315 metres and two masts of 50 odd metres give the building its aspiring height of 367.4 metres – which, in 1989, made it the tallest in Hong Kong. It is still one of the tallest office buildings in Hong Kong.

    Rider Levett Bucknall was appointed to act as Lead Project Monitor from commencement to completion of the Park Restoration, advising on Programme Management, Procurement Management, Design Development, Cost Development, Cash Flow Management, Co-funding Approval, and Grant Drawdown. Barnes Parks extend over a 14.6 hectare site, the majority of which is a Grade II registered landscape and which contains three scheduled monument and eleven listed buildings within the Conservation area. The parkland is very popular and well used, serving its immediate communities as well as Central Sunderland. The park provides a wide range of facilities and a focus for the community’s events and activities.

    The project was designed to restore the Parks main features and re-connect local people and visiting public with the parks, providing new opportunities for learning within the park environment, as well as developing new skills with established and new users and volunteer groups.

    Commencing in January 2009, the project completed works on site in May 2011, with education and training programmes continuing into the future.

    The Barwon Water Biosolids Management Project will provide an environmentally sustainable, long term management scheme for the beneficial utilisation of Biosolids produced at the Black Rock and other regional water reclamation plants. Currently, Biosolids are trucked to the Werribee water reclamation plant where they are air dried which is not sustainable. The project includes sludge receival facilities, fully enclosed sludge storage and dual train Keppel Seghers HARD pelletisers (indirect gas fired dryers). The project will result in 100% beneficial use of Biosolids, 80% reduction in land area required for processing, 40% reduction in greenhouse gas emissions, 60% less truck movements, reducing greenhouse emissions by more than 300 tonnes per annum and zero odour emissions arising from the treatment and application.

    Known as the “Hotel of Presidents” and one of Chicago’s best examples of Modern Beaus-Arts architecture, the Blackstone Hotel, underwent a $125 million, full-scale historic renovation beginning in 2005 and reopened its doors as The Blackstone a Renaissance Hotel in March of 2008. The renovation resulted in 332 rooms, 12 suites, and 13,230 square feet of meeting space. The 23-story hotel is now equipped with a health club and business center.

    Rider Levett Bucknall provided independent cost advisory services to the client which included construction cost estimates and independent peer reviews of select change order proposals submitted by the contractor.

    The Scottsdale Fairmont Princess, a AAA Five-Diamond luxury resort complex, underwent an extensive capital improvement program throughout the property. The scope included construction of Bourbon Steak, an upscale American steakhouse by award winning Chef Michael Mina.

    Rider Levett Bucknall provided proactive and hands-on project management services, and delivered this project, in addition to several others on the property, within an extraordinarily short schedule. All projects were completed on schedule, despite a directive to change construction teams mid-stream and evolving design changes throughout the construction period.

    The Bowraville Off-River Water Storage Project aims to provide Nambucca Shire with a secure water supply. Chosen from a range of alternative options, the project involves construction of a series of new bores, collection tank, water transfer pipeline, water pumping stations and a new storage area all within the Bowraville area. The water storage area will be filled by pumping water from an enlarged borefield during times when river flow is not low. Environmental flows will be maintained in the river by feeding the stored water directly into the town water supply system during periods of low river flows.

    Anglican Retirement Villages newest residential aged care facility, located in Castle Hill, Brian King Gardens was a national finalist in the 2010 Property Council of Australia Rider Levett Bucknall Innovation and Excellence Awards. The facility is home to 238 residents, comprises of an internal chapel, activities area, consults rooms and salon. The facility has fourteen clusters of seventeen beds. Residents of each cluster live as a household group, with their own dining rooms, lounge areas and resident kitchens. Dementia-specific clusters are designed with secure therapeutic gardens or terraces. Each spaciously designed resident room offers individual air-conditioning, private ensuite, kitchenette, robe and storage/display shelving.

    British Nuclear Fuels Limited (BNFL) is a private company owned by the UK Government through the Department for Business and Innovation and Skills.

    Our Role

    Rider Levett Bucknall was engaged by the British Nuclear Group to design, develop and implement a database to record and manage all of the built assets at the Sellafield site.

    The British Nuclear Group site at Sellafield in Cumbria contains over 900 buildings plus associated plant and infrastructure. Historically, there had been no single source of data by which to monitor these assets.

    Rider Levett Bucknall proposed an asset management database solution which was first released for general use in early 2003 and continues to work with British Nuclear Fuels to continually improve and develop the system.

    An extension of city’s internal project staff for Phase II of the project, Rider Levett Bucknall is responsible for managing cost, schedule, consultant contracts, project documentation, public outreach, and implementation of a strategic work plan to deliver the project within the project budget and schedule.

    Rider Levett Bucknall has secured a contract to deliver a new multi-million pound academy in Peterborough.

    The firm is providing Project management, Cost Consultancy and Technical adviser services in collaboration with Parsons Brinkerhoff which is acting as client design champions providing Architectural, structural and service engineering expertise.

    The academy is being built on the existing playing fields at Bushfield Community College in the village of Orton Goldhay in close proximity to the existing Sports Hall which will be retained, extended and refurbished to provide shared sports facility with the local community. The project also includes an all-weather pitch and a joint use community library together with and early years centre and young person’s facilities.

    Work on the new development began in 2010 and will be completed for 2012. The existing college was demolished and the new facilities will accommodate 950 students, aged between 11 and 18.

    The academy is being procured through the Partnership for Schools framework as one of three batched schools; the other two coming on stream in 2013 making the total capital investment close to £100 million.

    Rider Levett Bucknall provided and Employer’s Agent service to the SPV on behalf of Jarvis and also to Tayside Primary Care (NHS) Trust. The £10m project consisted of a new build Acute Psychiatric Unit comprising Patient accommodation, Occupational Therapy Unit, Gymnasium, Activity Areas, Library and Staff Offices. Construction started in August 1999 and was completed in June 2001.
